How Much Can You Negotiate When Buying a Property in Spain?

One of the questions we hear most often from buyers is: "How much can I negotiate on the asking price?" It's a perfectly reasonable question, but unfortunately, there isn't a simple answer. Every property, seller, and market situation is different. Is the asking price the final selling price? In most cases, no.

The final selling price is often lower than the advertised asking price, which means buyers can usually submit an offer below the listed price. The key is finding a balance between what you believe the property is worth, what you're comfortable paying, and what the seller is willing to accept.

Why isn't there a standard negotiation percentage?

Many buyers hope there's a simple rule, such as “always offer 10% below asking.” In reality, the amount you can negotiate depends on several factors, including:

For example, a well-priced property in a sought-after area with multiple interested buyers may leave very little room for negotiation. In contrast, a property that has been on the market for several months may offer more flexibility if the seller is motivated.

So, what is a reasonable offer?
